One upon a time there were two letting agents in town who fought like cat and dog in an effort to secure new instructions for their businesses.
Steve Scattergun worked hard and would be out every day, in all weathers, delivering rainforest-like quantities of leaflets through the doors of every property in town. Steve would tell himself it was all worthwhilewhen the phone occasionally rang and he was invited out to do a valuation.
Despite his efforts, Steve Scattergun noticed that the vast majority of properties that were available for let were either empty or occupied by existing tenants, and no matter how pretty and beautifully branded his flyers were, how punchy his copywriting was, or how cheap he made his fees, he simply didn’t get to speak to the property-owning landlord.
Meanwhile, across town, William Wise had decided to take a different approach. For years he had done the same as Steve Scattergun, but then he heard about a new way of reaching property owners and he decided to give it a try. |
He had discovered a service that provided accurate and real-time property owner information including, in many cases, telephone numbers and some email addresses.
At first he was concerned that the cost of this approach might be prohibitive, but as he began to use it regularly, he realised that it was actually much more cost-effective than his old approach and that being used by his arch-rival, Steve Scattergun.
Now he simply identified and targeted the properties he wanted. He no longer had to wear out his shoes, destroy a rainforest and spend unproductive time away from his office. Now he simply sent the addresses of the properties he was interested in to a company called traceWise and within 48 hours, they returned the property owners’ names, current address and often, telephone numbers and email addresses too.
Now William Wise could stay at his desk and make well-planned and targeted phone calls, send specific and personalised letters, and also start building his own database of every landlord in town.
Whilst William didn’t get instructed by every property owner he approached, he soon found that he was getting more effective in his approach and landlords responded positively to his innovative attitudeand his specific enquiries.
William’s market share grew. He even began to take instructions on properties that had previously been let by Steve Scattergun, as those landlords felt that William’s approach was pro-active, professional, and made great use of technology; all things that helped give them reassurance that their properties would be in safe hands.
Steve Scattergun couldn’t understand why his business was in decline and so he printed some more leaflets and spent more hours walking the streets in town. It annoyed him to see so many of William Wise’s Let By boards, but he vowed to try harder and work longer hours.
William decided to expand and acquire other businesses.
His offer for Steve Scattergun’s business is, we understand, being considered.
