Whilst the Visit itself may only take 40-60 minutes for a standard small unfurnished property (including travel time) – this is still 40-60 minutes which may have been better spent trying to source that all important new instruction or indeed matching tenants to suitable properties.

I can also say with much confidence that one of the most popular advantages of utilising an independent Inventory Clerk is that when it comes to the Check-Out stage and the evitable dispute, the unbiased approach to the Report can help to ensure that any dispute does not escalate and become personal, e.g. if the Tenants are aware the Agent completed the Check-Out themselves, they could have a justifiable argument that the Report could favour the Landlord.  Likewise, if for any reason the Report did contain an omission or error, it would be the independent Inventory provider at fault and not the Letting Agent – mistakes can be costly and run into many thousands of pounds, as well damaging an Agents reputation.
