“Finding property owners and landlords is, of course, the lifeblood of any lettings agency but, with rental properties often either empty or occupied by a tenant, they can be elusive to track down and contact.
Dropping endless leaflets through doors is wasteful, time consuming and ineffective.
Many agents have moved on from this untargeted approach and use property owner information obtained from the Land Registry which they then follow up with correspondence - with the hope that a potential landlord will contact them.
This is clearly smarter than blanket leaflet dropping, but is still not the most effective method of contacting a landlord?Research shows that a lot of the data held at the Land Registry, whilst accurate, is not that useful as often the address registered for the property owner is not their current place of residence. With the average UK landlord having a portfolio of twelve properties, the chances are that it has either been let or the address registered is the same as the property being targeted.
There is a more sophisticated method and that is to use real-time data to trace a landlord. This data is constantly being updated, is Data Protection Act compliant and often includes telephone numbers as well.
This approach means that an agent can identify the properties they wish to target and contact the property owner directly and quickly, without wearing out their shoe leather or destroying another rain forest.
Basically, it is using a guided missile to hit a target and not a scattergun approach.
Agents should look to build their own database of rental property in their location and concentrate their marketing efforts where they are likely to have most impact.”
