ARPM Inventories, one of the largest nationwide providers to the Lettings Industry, provides some thoughts on the most common cause of an initial dispute at deposit stage.  Kate Maddison, Business Development Manager, explains more:

“Whilst there is much information about the main causes of deposit disputes dealt with by the deposit protection schemes, there is very little said about the disputes which occur at early stages of the deposit release process.

As a UK provider of Inventory Services, ARPM Inventories has a wide range of Clients and it is estimated that our Clients themselves are managing over 10,000 properties at any one time.  Even with this broad range of properties and processes, when it comes to the respective deposit release processes, the majority of initial ‘disputes’ appear to occur because Landlords (more so than Tenants) do not understand what a Check-Out consists of, and furthermore fail to read the document in conjunction with the respective Inventory and Check-In Reports. 

Unfortunately this type of lack of understanding means that on occasions, Landlords can sometimes be quick to make judgement that a Check-Out Report is ‘not detailed enough’ as they are expecting to see another ‘Inventory type document’ rather than a comparison between the start and end of the tenancy.  Reactions of this nature from a Landlord can cause delays in dealing with the deposit release, as they become focused on what they believe to be a ‘sub standard report’ and will therefore not look to agree to release funds which are due back to the Tenant.
