Deposit dispute guide published for agents and landlords

A deposit protection scheme has published a deposit dispute best practice guide for letting agents and landlords.

my|deposits has produced the document which specifically outlines how to use photos and videos as supporting evidence during a tenancy deposit dispute. 

Titled ‘Using photos and video as evidence’, the guide was put together by Suzy Hershman, head adjudicator at my|deposits.

It offers best practice advice on what to photograph at the beginning and the end of the tenancy, how to make sure that photos and videos are of adequate quality, how to authenticate photos and how to make sure only relevant evidence is submitted during a dispute.

Hershman says that photo and video evidence is a powerful tool for agents and landlords during the deposit dispute process, particularly when highlighting any damage or dilapidations to the rental property. 

“Although photos and recordings can help prove entitlement to deductions from the deposit, written evidence in the form of detailed check-in and check-out Inventories forms the basis of the case when submitted to the Alternative Dispute Resolution (ADR) service,” she says.  

Hershman also stresses that photo and video evidence should only be used as supporting evidence and cannot be relied upon exclusively.
