Letting agency fined after string of HMO management breaches

A Birmingham letting agency and a landlord have been fined £5,590 for failing to obtain an HMO licence and for breaching a slew of management regulations.

 

Ashley Borne Sales and Lettings Ltd of Bristol Road, Selly Oak, Birmingham pleaded guilty to failing to obtain an HMO licence for the six-bedroomed student house at Selly Oak and was fined £2,500 with £1,185 costs plus a victim surcharge of £170.

Kuldip Singh pleaded guilty to multiple breaches of management regulations – many of which were fire hazards – and was fined £500 with £1,185 costs and victim surcharge of £50.

The full list of management regulation breaches includes failure to display contact details within the HMO, inappropriate lock and security systems, the absence of a fire blanket in the kitchen, an absence of self-closing doors in key areas, and no fire protection on the underside of a staircase.

Further breaches include the absence of a drain cover in a rear yard, some kitchen equipment not working, issues concerning gas and electric meters, defective plasterwork, a leaking hand basin and problems with doors which may have hindered fire security.
