Speculation that three-year tenancies could be announced next week

Speculation is growing that three year tenancies for private renters - long favoured by the government - could be announced as soon as next week.

The Conservative-supporting newspaper The Sun says a decision will be made within days, even though there remains a formal consultation process on the initiative, open for responses until August 26.

Now the Residential Landlords Association has warned the government not to announce any decision on longer term tenancies until the consultation process has closed and it has considered all responses.

The association says a premature announcement would constitute “a huge breach of confidence in the democratic process.”

The RLA supports longer tenancies in the sector but warns against imposing these as the norm. It says a survey conducted on its behalf shows that the majority of landlords believe the use of financial incentives such as tax relief would be the best way to ensure that landlords offer longer-term tenancies to those that want them.

This was one of the options proposed in the government’s consultation.  

“It would be highly irregular for the government to make an announcement on longer tenancies next week before the consultation has even closed and it has had chance to properly consider all responses. As well as showing disregard for recognised procedure, it would suggest that the government does not want to listen to those who will be directly affected by any change” says RLA policy director David Smith.

“The government should work with landlords to introduce change that improves the rental process for both landlords and tenants, otherwise there is a danger that even more landlords will leave the sector which is already shrinking.”

    I think we all know these consultations, as with that for the tenant fee ban are just a box-ticking exercise and the government will do as it wishes regardless to pander to the populist voter.

    What is truly unforgivable is for the government to keep pretending otherwise

    Get out of this silly game now.
    Leave it to the useless council and government idiots who do not have a clue how to provide decent homes.
    Give it sq Term and the council will change their stupid rules regs and charges and pled for private landlords to return.
    I have stopped taking benefit persons several years back and I remove tenants immediatly they miss rent day and or are anti social. No questions no court just Out, no return.

    Oh well more properties coming out the sector then as landlords who can’t commit to 3 years for valid reason pull out.
    This just hurts tenants further .. good landlords don’t put out a good tenant for no reason, and average tenancies last longer then this anyway, this is another attempt at securing generation rent voters but they can’t see that it’s oniy going to backfire on them
    Bigger worry for landlords if this comes along with a standard tenancy agreement that let’s the tenant get away with all sorts !

    Certainly lost my vote & my tenants don't seem any happier with them. The only allie they have is that Corbin bloke who won't step down.

    This is not what Landlords want/need, and this is not what Tenants want/need. So, who exactly are the Government trying to please and what is their end goal with this??

    The only people clamouring for 3yr tenancies are:
    1. rogue Tenants who want another way to hang on to a property without paying any rent. (These tenants are the ones who get evicted regularly after playing the system. With average tenancies in excess of 4years the good Tenants are the ones pulling up the average).
    2. Shelter & Generation Rent as they have to have some kind of anti-Landlord campaign running.
    3. politicians (of all persuasions) because they feel such a populist policy will win them a few more votes.

    Up until the last election I'd been a Conservative voter all my life. I didn't vote at all last time as there was nobody in my opinion that was competent to run the country. I feel even more like that now and will never vote Tory again - ever. Mrs T would be turning in her grave if she could see what this bunch of idiots have done to Conservatism.

    Appalling same as the Section 24 consultation. The committee did not even read what had been sent in.

    Just Lip service it as been already decided before consultation went out.
