The New Year is full of promise.  It’s at this time of year that many owners of lettings businesses have the bottom line in mind – the focus being on how to make it bigger this year.  Dave Hunt, Business Development Director explains more:

“At ARPM Property Management it is our sincere belief that if you spend too much time looking forward and not enough looking back and reflecting, the bottom line may actually suffer.  Everything must be reflected on - the good and particularly the bad!

When we look back over the last 12 months, our biggest major accomplishment is the number of new partner agents that have come on board.  How have we done this? Well we’ve provided a consistently good service to our Clients and supported them with their changing portfolios.  We’ve also gained a many new Clients, most of whom have decided to outsource their back-office lettings functions after receiving a free consultation from us, which has highlighted exactly what we could do for their businesses – most have seen stress levels decrease and revenue increased – and have welcomed the opportunity of being able to outsource their services to a white-labelled solution.   

Of course we didn’t get through 2012 without making mistakes, but the things that went wrong have provided us with such valuable experiences that by spending time reflecting on them, we have made decisions for 2013 which will assist our partner agents and us immensely in 2013. 

My advice for all lettings business owners would be to separate the different elements of their businesses before reflecting, e.g. ‘front of house’ and ‘back-office’ functions.  If for example, a business had an excellent market appraisal to instruction conversion rate, then they clearly have excellent staff members and a strong brand within their local area. If however, during the year the rent collection process when wrong on occasions, compensation had to be awarded due to service failures etc, then it could very well be worth considering outsourcing some, or all of these processes.  In most instances, businesses are surprised by how much they can still earn from back-office functions, even when they are outsourced, we are always happy to run through the figures with potential clients to give them a clear comparison”.
