In the competitive world of property management, quality letting agents need a way of standing out from their peers in order to secure new business from landlords.
www.WhichPropertyAgent.co.uk is the first website of its kind that allows landlords to compare letting agents based on the quality of their service, not just the fees they charge:
Launched to consumers in January 2012 it presents landlords with up to four of the most suitable agents to let or manage a particular property type, in a particular location, to a particular tenant type (professional or student).
Based on verified feedback from their landlords and information provided by the branch when they register (such as postcodes of operation), Which Property Agent shows only the four most suitable letting agents to landlords using the website.
This means that no negative connotations can come to a letting agent using the site because agents with lower rating scores for managing particular property types simply don’t show in the four results.
Landlords choose which of these agents they want to contact. Only landlords who are looking to instruct an agent in the next 3 months can send their enquiry to an agent.
The first landlord enquiry a letting agent receives is completely free and there is no need to give any payment details in order to receive the lead.
Agents can get a second free lead if they add a “Recommended on Which Property Agent” button to their website (more details can be found once logged into Which Property Agent).
To get a free landlord lead, letting agents need to register here with Which Property Agent and state the types of property, the service levels and the geographical locations they require landlord enquiries for.
The type of landlord enquiries received can be altered by the agent at any time and there are no contractual tie ins; simply use Which Property Agent as and when your branch needs more landlords!
Cost of leads after free enquiry has been received.
After the free lead(s) have been received, Which Property Agent operates on a pay per lead basis, with no monthly subscriptions or contracts. The price for subsequent leads depends on the number of agents that the landlord chooses to send their enquiry to, like so:
If the landlord chooses to contact three agents – the three agents each pay £4 + VAT, if the landlord chooses to contact two agents – the two agents pay each £6.50 + VAT and if the landlord chooses to contact one agent – the one agent pays £20 + VAT.
Once an agent has been contacted, the landlord cannot go back and re-send their property’s details to another agent for another 3 months.
