For most small to medium lettings operations, it is often the business owners themselves who have to step into the shoes of negotiators and property managers during periods of annual leave and with the busy summer months approaching, it is likely that lettings bosses throughout the country will be ‘going back to the floor’ over the next 4-6 weeks.  Dave Hunt, Business Development Director of ARPM Property Management explains why bosses going back to basics could increase their businesses efficiencies:

“I am more than sure that the vast majority of lettings business owners do not relish the idea of ‘going back to the floor’ to cover when their property managers and negotiators are on holiday – and I am certain that in some cases the sheer volume of work may be a shock to the system.

After the holiday cover period has taken place and the ‘back to the floor’ stint is completed, I would recommend each business owner to take time to consider how efficiently their business is running at the moment – not in terms of profits, but in respect of what is taking the most time to complete and whether this time being spent could be better invested in growing the business.  For instance, if rent collection and rent arrears appear to be over burdening and there doesn’t seem to be enough time in the day to deal with all of the property management and maintenance issues (often due to contractors being unreliable), I would strongly recommend that outsourcing is considered.  Likewise, if negotiators are spending too much time and effort referencing and creating AST’s and not enough time sourcing new properties and undertaking viewings, then again outsourcing could well be the answer.  Afterall, every telephone or walk-in enquiry missed, could have been loss of all important revenue.
